- Design-bid-build (three-step process)
- Design-build (two-step process)
The design-bid-build process is a traditional project delivery method that involves hiring an architect and contractor separately.
You pay an architect to come up with a design that fits your budget. Then you have contractors bid on your project. Finally, you select a contractor and begin construction.
If you use this delivery method, the architect and contractor will probably not have any direct legal connection — they are entirely independent from each other.
